Considering turning rental into Section 8

Kerrie Godwin
Posted

Hey there! I purchased my first rental property and it needed a complete renovation. The renovation is complete and the property has been on the market to rent for about three weeks. I have only had one person interested. She liked the house and said it showed well but found another option that worked better for her family. I am considering switching it to a section 8 rental. It looks like I can get more rent per month from section 8. Does anyone have experience setting the house up as a section 8 rental and what has your experiences been with section 8? Thank you for any advice or words of wisdom!

If you have only had one inquiry in 3 weeks, it is because you are asking for too much rent given the condition of the property or you have poor marketing.  Solve those and your property will get rented.

I've had many Section 8 residents.  Generally, I'm not a fan of the program for too many reasons to go into right now.
