I toured a lot of those 8 bedroom houses when i was looking for a place to rent 2 years ago... nobody WANTS to live in a situation like that, so my guess is you'd see a lot of turnover, which will cost you time.

Our agent always hurries us through the tours and while we were touring yesterday she was on multiple phone calls during the showing.

- What kind of restrictions/regulations should I be aware of if I repair a blighted property (does it have to be workforce/affordable housing, are there AMI requirements, can I be an owner-occupant etc) - How can I tour properties to determine scope of work?

Another interesting thing I've noticed is that the wives in a marriage are often the ones taking point in the whole purchase process (analyzing properties, building spreadsheets, doing drive tours with me, dealing with lenders/title, reviewing inspection reports etc).

Finally another very cool aspect is their events in which you can tour some of their properties and learn how they do it, and network together with other students over deals and partner up to make it happen.

I assume at this point you have toured the property and know it isn't in need of a total renovation?
