At the end of the day, no holiday gift will save you if your rent is not at least in-line with the market, or better than the market.To know the market, you have to collect and analyze comp data--including rent prices, property grade, neighborhood grade, amenities, etc., etc...if you're trying to rent a 3 br 2 ba B house in a B neighborhood, then you need to know what dozens of other 3 br 2 ba B houses in B neighborhoods are renting for, and then go from there.Good luck out there!

He can no longer make a claim on his roof, or any damage that could be caused from an issue due to the roof, his carrier has the option to non renew his policy at renewal (this happens annually) and should he go looking for another insurance provider the new provider will have the data about the claim and know that the roof was not replaced which lets the new insurance company know a few things.

Similar situations happen with contracts which tie up the property and prevent the homeowner from seeking additional methods of selling.Add all that up and combine it with the fact that it's super easy to just get a RE license, allowing that person to have better access to real estate sales data and to legally accept commissions for helping people sell, and I just don't get why people even bother wholesaling.
