It is not derelict, but needs all new electrical and plumbing, interior and exterior repainting, tear-off re-roofing and repairs to the fieldstone foundation.

I'm super handy and have always had a good sense of what would work for a certain space. .. whether interior or exterior.  

The HO6 quotes I got are just to insure the interior and appliances, and they cost the same or more than my own home insurance, which includes roof, exterior, belongings, and the house is worth more than 3 times each condo.

I also have been interested in purchasing a small SFR that needs some light work (yard work, exterior paint, interior paint, resanding hardwoods, maybe retiling, etc..) and flipping it.

I work with subs like Summit Interiors and Wholesale Flooring, who do all of my hard surfaces and flooring and A-1 Finish carpentry who does my door and millwork installation.

Before we paint our interior rooms, we use a mixture of Dawn dish washing liquid, white vinegar and water, particularly if there is grease, food or nicotine stains.

Joe - thanks a million, looking for a color code, I use Benjamin Moore Simply White on interiors a lot but wasn't sure if anyone has an actual color they have used.  

Who typically picks out materials that will be used to rehab a house, such as tile, fixtures, cabinets....Is that the GC or an interior designer or the investor or....

And yes Roy, I have considered looking outside the lower mainland for a rental either in Vancouver Island or in the interiors.
