I'm new and afraid to buy someone else's problem property by mistake-Trying to figure out: Do I invest in a small 2-4 plex now, maybe in Sacramento and save the rest of my money or do I think about investing trying to build a team (PM, GC, Broker, etc) in Bakers Field, or even out of state.

Only it should be easier (and maybe faster) because you now have experience and a team (initial team at least) in-place with broker, title company, inspector, prop manager, etc.

I would certainly reach out to an Mortgage broker in your area, if you can find a good one they will pull your credit and help you form a plan as to what you will need to be able to qualify.. ie next year you need to net 102k to qualify for x amount and a score of y so you can buy this property.

Do people ever just want to strictly investment SFR New Constitution I was a Managing Broker who acquired  Land and smaller parcels that could be developed into small 10 Home communities as well as tear downs for custom Home Builders as well as a National Builder whose smaller division handled tear downs and  or high end Flips.
