I am wondering about the possibility of rolling all of these into a single commercial loan.

So he is wondering why even have a contract written because worse cause she stops paying and he hasn' lost anything.

We originally liked the blank slate idea of the house but I'm wondering if the material cost for bringing in drywall, ceiling, floor, etc. for the entire house might end up being higher than the alternative option.I would also appreciate any feedback on the BRRR (is that the right amount of R's) strategy we are looking to employ for this venture.

While having leverage is not bad it can assist in growth exponentially, reading posts like I just did of an investor having $100k in loans at 25% and wondering what to do with a new $50k LOC and thinking he should continue to invest it vs. paying down a 25% loan scares the hell out of me.
