Deceased transfer deed?

Hello, i am trying to buy a house from an elderly person but having alot of trouble the deed is not in hes name but hes fathers name and he has not been alive for 150 years i went to speak with an attorney and he told me it would cost around 2,500 just in fees for paper work and we would have to visit hes office 3 times to get everything done as i do not have that much time to scedule appointments in advance to see him and i do not even know the elderlys schedule of availability is this the only way or is there any other options around this?

@Mike Dymski- great quote- We can turn this thread into a forum for sharing your favorite quotes/concepts from his book :)I personally loved the idea that people are emotional and that negotiating is not about reaching a logical agreement, but more about making the other side FEEL things, like they should feel in control, understood etc.I'll post a quote next time I am on this website and have my book handy :)

I know when I approach investors I need to bring something to them for the now like a hot lead, because let's say I want to do a cold calling campaign for them or do some lead generation or even build them a website, they don't really hire those services because they have been doing good just by simply putting a couple bandit signs or just of word of mouth references.
