I want to invest full time and really have no clue for what I will do for a job to raise enough money for a downpayment, and living cost.

(sorry everyone but this isn't a shameless plug)  I will level with you, most agents have no clue what you are looking for.

I have no clue if they do counter-offers.

I can't say every online auction property or deed or title is problematic and unsolvable - the auction houses are in business still so they must be doing at least a lot of things right.

At this point I have no clue what to do.

Also, in our experience, 95+% of agents have no clue how to calculate ROI, Cash-on-Cash, Cap Rate, etc., so what are they really going to help an investor with?

But I have absolutely no clue how to structure these deals legally in a way that protects both parties.

Now I have to hire a roofer to give me an analysis of its current state as the seller has no clue!

I presented the seller with the actual numbers and what the price would have to be to achieve the 8% cap rate and the seller had no clue how what the property was actually bringing in (despite it being plainly visible on the schedule E). 

But when I am at these events I can tell right away that the majority have no clue and will never do anything.. but there is always those 10 to 20 students that walk out of there with the knowledge they learned and become players.. its just like anything real estate related.. 100% of people try RE sales or wholesaling and 50 to 90% fail straight away.. you have guys out there selling how to wholesale programs for 10 to 40k.. and that is even worse than the flipping guys.
