@Ben Leybovich and I will spend dozens of hours underwriting a property before determining our price range. 

My idea is to find a property in the 150k range with about 35k worth of repairs.

From finding new tenants, to turning over a unit, to dealing with issues as they come up- I'm fortunate enough to have a friend who helps me out in MA with physical needs, but it's never done as well as I would personally do it.Your situation is going to be unique to you, for instance - your daughter.

The issue is I'm self employed and everything is written off, my credit ranges from 750-790 depending on the credit card miles game.

The hard part is keeping it in the price range in mind for what we can afford and what is a good deal.

All that said, I would think most would be in the 8-12% range.  

The developers created an amazing Charter School system that is unique in that your kids can go there ONLY if the parents are employed in the Villages.These are some of the best schools in all of Florida.

For this area I've seen rents range from 1200+, the nicer furnished and nicer area is on the higher end.

This home came as part of a package of properties purchased and provided a unique opportunity to get at a low bulk price.
