the door in the picture is not a solid wood door, the broken panel is just a thin veneer and it is a single glass door.there is no security or insulation with this doorthis door should have been replaced with a steel door long agomy recommendation is to change the door together with the frame, otherwise it is almost impossible to make the new door (called slab) be a perfect fit with the old wood frame that most likely already warped.

Furnish it with decent furniture from Cost Plus or Pier 1, and furnish glasses and dishes and pot/pans etc, then try for a family who is transferring in or an upscale or corporate type.

@Dawn Brenengen I could be mistaken but by the time we take possession of the 35k Tesla the tax credit will have sunset.I drove the S with the full auto pilot and its freaky scary... driving down a winding road and not touching the wheel.. auto parking.. slide in and out of parking spots on its own.. its pretty coolI just worry about people now feeling free they can text and drive since the car is doing the driving.its swtichs lanes  etc etc.. but Having been on the wrong end of my autopilot going wonky and wondering what George is doing I just cant fully trust automation to save my life  LOL...

We use Chase Quickly for most tenants, but in our duplex, the tenant just slides the check under our door and we have one other tenant that pays cash so we pick that up.

I would much rather remove it and put in a fancy tile shower with maybe a hotel style frosted glass partition.

They tried to clean after I asked them but the new glass shower doors were covered in soap scum and crud between the doors.

Include the CCR in your lease and have the tenant sign that if fines are incured due to the tenant behavior, the tenant will be in breach of the lease.99% of the time the tenant is doing one of a few things: parking in a red zone, having loud parties, bringing to many guests to the pool, unsightly belongings visible, unsupervised pets, not leashed, defacate in the common area, unsupervised children (that make noise and break stuff), speeding in the deiveway, bringing food, glass, beer or marijuana (legal in CO but not CA) into the pool area, indecent or illegal activities in the common area.I've seen it all.
