OR (and, now that I think of it, this might be the simplest and best solution,... just thinking as I write, lol) perhaps they would be happy to just go ahead give you mortgage secured by your current investment property (cash out refi) if you were to guarantee to use the money to pay off the credit cards.

However I could finance that buyer at 8% for 15 years and their payment would be $382.26 (Assuming nothing down) or they can rent the house across the street for $850 a month.I know taxes, insurance, and maintenance come into play also but it seems like the buyer should be able to cover the difference, build some equity, and come out ahead.
