For the local DC people if you can send me any of your best contacts for local private and hard money lenders, GC and Sub contractors, and any flippers who might be producing turn key or decent investments in the area I would appreciate the extra connections!

As I mentioned, I want to get out of the corporate world and would ideally like to be able to do REI full-time using it both for income and long term financial security/investment.  

Here's the tricky part: All three properties have private loans with interest rates under 3% and very good terms.

And if they will agree in writing that they will leave and terminate the lease by Sept. 30th, they do not need to pay the rent as you will be using their last month's security.

Tell tenant you have no choice they either get dogs secured for repairs ...or you file for eviction, non-compliance failure to permit management / services to enter apartment to do emergency repairs.So you tell them they need to comply and get dogs secured during work..if that's relocating them to another spot in the day so that they are out of unit then tell them that. 

This single document is your greatest asset in securing an investor or bankfinancing.

Private lenders do not seem to trust me with my short resume in this field although i find myself to be very knowledgable.
