Another consideration is that he may be retiring soon so do we need to make the purchase before he retires because DTI will come into play? 

As a DSCR specialist, AZ is one of the 5 states that makes it strict for lenders, so less than 20% of DSCR lenders can touch it.Credit will play a factor, but assuming solid credit, 75% LTV at around 7.4% with no buy down.

It is pretty standard for loan documents to be 100's of pages, so you'll get the hang of it once you find a good/credible lender and gain experience.
