It took me a year to buy the liens after I developed my criteria and requirements (type of lien, tax assessor value, owned by bank vs. business vs. mortgagee)sat in on several lien auctions to evaluate who bids what, how they bid and the pace of the auction. 

I share this story because it just depends on your pace.

My family and I moved from Los Angeles to Lees Summit, Missouri this past summer to have a change of pace and to be able to afford to buy a house and start our investing journey (and be closer to family).

David, are you enjoying the slower pace in Nebraska?

At this pace I can only close on about 2 per year.

I wouldn't expect the area to out pace similar areas (similar being in the same price point).

I think the Fed chairman left the punchbowl out a little longer than past Fed chairpersons would have.I guess the short of it is this- if inflation continues at the current pace, owners of real estate should generally be beneficiaries of that inflation, and renters will generally suffer.

My point here is don't find reasons NOT to be an investor find ways to be an inverstor if when I bought my 1st place if I'd continud to buy at my current pace I'd have 400 units and a staff and a real business.
