It feels like a never ending battle with business knowledge, courses, books etc but sometimes small things do make a big difference!

Perhaps you could better show your workstation (desk and chair), as well as board games and curated books if you have such (highly recommend you get and show some if not).Your photos look good but I think the right photographer could make the place pop a lot more, for just a couple hundred dollars.

Similar with a SFH: I can at least get in the market with a 5% conventional loan not expecting cash flow but hoping appreciation will help me out in the next 2+ years and I will at least be able to put up the remainder of the expenses since I do live with my parents.I am young so I could be overthinking, but my end goal is to have a portfolio where I can cash flow enough within the next 5-15 years to let go of my job (5k clean a month).

(on things like flooring, cabinets, remodels, siding etc) I want to hear thoughts on going as cheap as possible, making the house look "high end" (possibly attracting higher end renters and charging more) or somewhere in the middle?

As a long-time high-level Rentlinx.com user, the journey since Rentlinx.com removed its marketing offering roll it into AppFolio has been an absolute nightmare!

The new owner had it checked out and it ended up being the septic line from the tank to the house was never done 🙄. 

I have a couple of investments in LA that I got at a discount (that ended up being a much higher discount after appreciation), and since I love getting my hands dirty, I usually put in a lot of sweat equity for anything I buy.

That does sound high to me too.
