Total resale is looking to be $285,000-$290,000 which leaves us with about $50,000 in net profits after lender fees, closing costs, holding costs, and minor renovations.

I think a lot of people like to come down and go to the beach and also see a game or two. 

If you are satisfied with the, IRR, CoC and multiple for your hold period with a 6% exit cap, and cap rates rise to 6%, you'll hit your targets and you'll be satisfied. 

They would require skin in the game (cash) and your analysis on a specific deal before funding 80-90% of the purchase price + construction costs.

It took me about seven years to be able to quit my job as an engineer.This was mainly from buying inexpensive properties from motivated sellers for cash.Buying nice STR's with leverage is a much longer game especially this environment. 

House hacking now in CA and interested in moving forward with buy and holds in AZ closer to Lake Mohave and/or southern and more central TN.

So far I only have buy and hold multi unit properties.
