Although they may continue to maintain the home as they have in the past any lease language, beyond what they may want regarding the home,  will be nearly impossible for you to enforce.

I have a group of friends (about 10 people) who continuously being up the idea of going in on a vacation home together.

I'm still optimistic and will continue to study how to get lending from a local bank .

I wonder if I could convince my dad to assume it and continue to pay it and collect the rent.
