10 People buy 1 Vacation Home

Hello - Looking for information on developing a peronsal "timeshare". I have a group of friends (about 10 people) who continuously being up the idea of going in on a vacation home together. The idea is it would treated like a timeshare, but without the ridiculous fees. Anyone have any advice on what that contract agreement would look like? Any general experience on something similar to this?
