I can send a few recos your way for sure if you'd like.For the more costly/advanced/difficult work (electrical, major plumbing, complete flooring) I've signed agreements, but for the simple stuff it has been emails/texts/handshake agreements.

I try to spend as much time hardening the units up front so long term you don't get those late night plumbing or electrical issues.

I bugged my landlord to give me an option to buy as I wanted to do alot of improvements.

During this time, inspect any agreed repairs, inspect all appliances, check whether all doors and windows are secured, working properly, or to your satisfaction, belongings of the seller are completely removed, check for signs of mold, check electricity and outlets, and inspect the exterior & backyard.

He looked at major systems and mechanicals - roof, foundation, AC, furnace, electrical, etc. 

@David Yu We completed a full renovation on a SFH this month and had major electrical issues (no grounds, loose boxes, unlabeled panel, two prongs, etc.).
