I have failed an inspection because the tenant didn't keep the drip pans clean.You might try and make them responsible for testing and replacing smoke detector batteries also, but not sure if that one would hold up.AC filters are normal for any property.

Should have a photo feature, so for example I’d take a photo of the plumbing under the sink, smoke detectors etc and mark them OK as of that date.

Even if a dark space and tenant still paying rent there are usually new tenants that want those spaces to own directly or lease out.NNN is in big demand but buyers with lots of cash sitting around.Maybe if you look for 1 year and many thousands of properties you might find one but do not expect a NNN broker to work on a Unicorn like that.
