Can you owner finance Triple net (NNN) Properties?

I am looking to start acquiring Walgreens properties. Is it possible to owner finance these deals?

Possible owner finance for NNN?

Some might for an asset that is more mom and pop and you are putting a good amount of money down.

Walgreens is currently invested grade credit. No reason for landlord owner of the property to owner finance when those are in demand. Even if a dark space and tenant still paying rent there are usually new tenants that want those spaces to own directly or lease out.

NNN is in big demand but buyers with lots of cash sitting around.

Maybe if you look for 1 year and many thousands of properties you might find one but do not expect a NNN broker to work on a Unicorn like that. They are too busy with regular buyers who buy the usual way (all cash or using debt with 30 to 50% down). Occasionally can get 20% to 25% down if say a doctor making 1 million a year and personally guaranteeing the note.
