An enrolled agent is a person who has earned the privilege of representing taxpayers before the Internal Revenue Service by either passing a three-part comprehensive IRS test covering individual and business tax returns, or through experience as a former IRS employee.It may not be as bad as you think.

There are still some at higher price points, but I don't see many (as an investor I still buy most of my deals on MLS, even now...)If you are thinking about house hacking with a duplex you can look up some YouTube videos on the topic, link is on my BP profile page, in particular the third one gives an overview of Milwaukee's duplex inventory and the different types we have, both the old style 1920 and the newer style 1960s.

Go through your normal application process with anyone over the age of 18 (i.e. application, comprehensive screening, employer verification, etc.) and make sure they are all on the lease.

Moral of the story, spend a thousand bucks upfront for an attorney to set you up with a comprehensive operating agreement and then you can easily/cheaply manage going forward.

My experience in real estate isn't vast, but finding a reliable set of comprehensive data appears to be one of the harder steps in the flipping process.There are far more seasoned investors on this website, so any recommendations on websites, databases, or software would be greatly appreciated.
