When that reality hits them in face and they can't put food on the table or keep the lights on then they either get the fire in the belly to do what it takes to succeed or they quit and go back to the J-O-B.Sales are not for everyone and it takes a certain kind of personality to do it over, and over,and over again on a high level.

This is her 1st year renting from us.She has paid rent late 1 (and we had to email her 2 times and threaten eviction), had her sister stay in the unit w/o being on the lease (a lease violation and we confronted her and now sister is applying) and had at least 5 times noise complaints from other renters.Should I renew this renter's lease?

So while a guest can grow with Airbnb from couch to room to whole house, they can only find one option on HA with let's face it piss poor technology (o if it has improved it's still way far behind).

Talk to your broker about a listing agreement with the optionor, but it's sticky.The cleanest way to solve this is by closing on the L/O with a short term seller financing where you take title and gain power of sale.You will still have issues with title seasoning (anti-flipping) that some lenders require.
