It's about 8 blocks from campus and 2-3 from some popular bars.  

I'd say C class- can vary block to block a bit on the upkeep of the homes.

Parts of Peach Street is in Overbrook other parts of Peach Street is not, it depends on the actual block.

Helps a lot to know the neighborhoods tho, even within a certain neighborhood, Philly can be very block by block.
