Lastly unless its easy for you to jump in your car on a moments notice and get to the MHC in less than an hour or so I'd avoid it like the plague.

If a home has been refinished/remodeled so that floors gleam, paint is beautiful, etc. a non-staged home can look very inviting but even then it would probably be at least partially staged.

At the moment I'm prepping the one side of my duplex to move into and rent the side I'm currently living in.

At the moment I'm pretty interested in buying and selling vacant land (recently listened to the episode with Seth Williams), but haven't thrown out the idea of wholesaling, flipping, or investing in rental properties.

In addition to what has been suggested, I think you want to talk to a lender to figure out what your options are at the moment and/or what you need to qualify for a loan down the road.  

I know the market here in colorado is kinda crazy at the moment, but I am sure there is still deals to be made here.  

As for that correction, I have no idea, and I haven't been in this game long enough to see, but the rapid appreciation I see in certain areas of my market is a little bit scary - great for flippers, but kind of scary for some of the buyers I'm working with a the moment.

I'm in Logan, but not a buy and hold guy... mainly flipping at the moment.
