Can you recommend a FREE software to track income/expenses for an apartment I purchased with some partners?

Still working the bugs out of the software. 

I used it since 2002 when I switched from Quicken, and prior to that several other software packages.

Be sure to do your due diligence and if you find a property, it must cash flow positive after mortgage, taxes, insurance and repairs are figured into the equation.Finally before you buy something get familiar with a property management software which you can learn and use when you do find that first property. 

Parking is still available by law but I wanted the space for art, building software apps, my entrepreneur space.

I have been struggling with contractors, deadlines, and increments to settled budgets.I am trying to get them to work with some sort of software that monitors their progress. 

I am a young software engineer and I am intersted in investing my money into rental properties.

Can you recommend any online FREE software that you havebeen using which you would like to recommend.

My plan is to place a reflective thermal barrier on top of the existing cool coat roof, then add 2 x 4 furring strips for the needed air gap and then 26 gauge sheet metal roof overhanging the eaves by 12" so rain will run off the side away from house, not down the side of the house.
