I thought that was pretty weird since they are in the business of collecting rent. wouldnt it be like rewarding for goal not achieved?

My motto is the more you are willing to risk, the greater the reward and although it sounds like you may not know what to do right now, perhaps you just need some ideas. 

Do you believe in rewarding bad behavior?

It's tough being younger, but rewarding when impressing people 30 years older.Do you mind sharing some of the cash on cash numbers from these deals? 

It keeps me busy (outside of the time I spend on my own investments) and it's quite rewarding. 

I'd think having cash to persue that plan would be a good thing.Be careful to monitor your effort/reward ratio. 

Accepting a lower return in exchange for the surety of compound interest and a reward over time.

That's it....Ive seen posts about Xmas gift cards, and other perks to "good tenants"..... unless I'm trying to "make up" for something like a repair that took longer or became a hassle for a good client, I don't feel the need to reward them for fulfilling their obligation to pay the rent. 

More risk more reward.
