I find it is a lot easier to find individuals with money to lend than competent rehabbers who can deliver a quality rehab on budget.If I could verify this guy is legit, can deliver the product, if I could get 10-12% return on the money before profit split.

Tell them what you what to achieve and have them get products to fit your needs.

First learn how to get product to sell.

Offer a better product than your competitors at a better price, send your listing to other brokers and post on craigslist.

This has been my personal issue these last couple months, learning about what is really going on with lenders and knowing what actual products are out there rather than just taking every lender on their opinion or word about what I can or cannot do.I thought conventional loans were the same for anything 1-4 units but each lender I spoke with (over 15) said that it is not the same terms (5%) for a 3 or 4 unit with conventional loans.

Can't use trademarked logos or names or phrases like Realtor or imply a brokerage or any insured lender, use of "capital funds" would not be good or give the appearance of any regulated profession.
