I too am a newbie but I do know that when you're screening tenants you'll want to make sure that you're doing it the same way for everyone and that you have your tenant requirements based on something that can be measured and in writing so you don't break any Fair Housing Laws.

Painting and flooring are going to be about the only ones on that list that you can reliably estimate with measurements the others will be a rougher estimate.

Areas that are saturated and for non special houses in those areas, they are not getting the bookings they once were.Agreed, "market demand" (however measured), and even whatever AirDNA spits out are only single data points.
