I am based in south Florida, I am an  IT guy by  profession and have been in this industry for the past 12 years, up until 2017 the only connection I had with Real Estate is my primary home.From listening to podcasts and reading few books I've realized that Real Estate is the investing vehicle  I want to go forward with, I am not a fan of stocks but funneled money to my 401k all these years just like most other folks do. .

I get as detailed as I can pricing out each line item, Making sure I check for things that would make an investment go wrong, oil tanks, septic, structural issues, etc. after that I do a call with the investor going over the property and what things need to get done and what the costs are.After we agree on a number and the job starts I do frequent walkthroughs and take pictures as work is complete.

I've been a fan of Ally Bank - High Yield Checking Accounts,  "Raise your Rate CDs," (raises your % if rates rise after you purchase) and my personal favorite: "High-Yield No-Penalty CDs" which is technically an 11-Month CD but imposes NO penalty if you cash it in early.
