Well I have recieved a few calls from guys who want to talk to the girl with the shirt, I have also been able to buy at least 3 houses Since I wont do a deal for less than $5000 profit, my worst case is that I only made $14,700 + the added bonus that a group of attractive college girls are now doing my marketing for me.

The PM i work with, lives in town, went to the college in town, mother is in town and part of the PM team and knows the town inside and out. she also used to work for one realtor doing PM and then left them to open a PM business with another realtor, and i was one of the first to sign with them. i have no problems with my PM / realtor at all, she makes money with me, buying ,selling and managing and she works with me. she is a valuable asset to my team, so we help each other out, but i do watch every bit of what happens from statements, contracts to lawn care on my properties, i keep my places as if i would live there, and that helps get me my rentals. the leases are signed for a year, so they are a yearly turnover, but do know i have some groups of students re-renting for next year.

Keep this in mind, and this is only my experience, most individuals I have spoken to who own rentals in the City of Columbia are homes that are rentals to college and singles working entry level jobs.

Not positive on this, but I think it's the case.The 2 options I looked into for OH schools were Cincinnati State and Hondros College (in West Chester).
