I graduated from the University of Toronto last year and specialized in marketing with an interest in digital marketing.I am really excited to jump in and start investing on the side but am not sure what the best strategy for me is.

Avoid using your phone’s camera and spring for either a nice digital camera or spend a little extra and hire a photographer to take professional photos you can then use in your marketing.

Right after I posted my introduction, I bought the digital version.

My primary job is as a freelance commercial cinematographer, and from that line of work, I always loved turning digital acquaintances into real-life relationships.

All of my apartment complexes are in Macon, Ga where I see double digit COC returns, but they do take tougher skin to deal with the property/tenants.

Meanwhile, I'd start marketing to all possible MTR guest types: digital nomad, travel medical professionals, corporate rentals, seasonal workers and certainly insurance placements.

They have new technology with digital over coax where you can get upto 4k resolution. 

It is rented with a good double digit cap rate.

In terms of IRR, you can expect publicly traded REITS to have IRRS in to high single digits to mid teens and Syndications in the mid teens to mid 20's or higher IRR.
