You statement reminds me of the many gurus who prey on unsuspecting victims.I think there is nothing unethical about it - that is what people do to negotiate.Any book on negotiations teaches to use a higher authority to negotiate - or at least the ones that I read. I have read hundreds of books and forums until I think I could almost write a book myself :lol: .It is natural to think that a mentor could give you the short cut you need to make it all happen, to guide you through and show you the way.

Read books, join a REI club, surf the internet, and read all the forums on this site.

Your background at the housing authority should be able to help you some as you venture forward.Without a doubt educating yourself is be single most important thing in my book.

As Tim said, you can get alot of knowledge free, and books are cheap too.

Wendy Patton has a book on doing subject to deals: "Investing in Real Estate With Lease Options and "Subject-To" Deals: Powerful Strategies for Getting More When You Sell, and Paying Less When You Buy".

So like the (awesome) book "Buying Real Estate Without Cash or Credit by Peter Conti & David Finkel" says, ask questions to figure out if they need it rather than asking directly.
