Long story short I’ve been working with agent for 3 days now and he tells me today he’s too busy to take care of me and would set me up with another agent.So the manager calls me and tells that they wont do any lower than asking price offers, send proof of funds or pre approval and they would get back to me and hangs up.

Without systems, processes, a great team and culture, and focus your business will suffer later and it will be more difficult to identify where the breaks are.

Any suggestions if they wont budge?

Cant be too expensive since they wont comply with loan limits or pass the self sufficiency test (3-4 units only), but cant be too cheap/distressed or they wont pass FHA inspection. 

Housing prices wont go down for a few years.   

The house is in Philadelphia.I feel so dumb for trusting family and not getting permit..sigh.... but I wont make these mistakes again.

I hang up the phone and tell the buyer...I will give you until end of day Wednesday...I gave the lender one day longer because something was telling me.AND THEN....ON the following Monday I get a frantic call from the buyer....underwriting is kicking out the deal...he is flipping the contract to a copany that he is part owner in and they wont allow it.

It is very important to me that my family time doesn't suffer as a result of my investing.
