Break it down by trade and it can fluctuate immensely by the sub, their skill level and the relationship in regards to labor and material discounts.Depending on the local gov and permit regs a seemingly easy job can get way off course with timelines, inspections, new laws, codes , materials, designing the layout fit functionaly within the foundation footprint ,etc.Your basiclally selling a construction project and not rental propery requiring rehab.

Now I sent 4-6k mailers a month, get a .5 to 1.25% response rate, and can still answer my own phone most of the time.I can only speak for myself, but I strongly believe it's in your best interest to answer as many of the sellers' calls as you possibly can, for several reasons.The first is that you will never have a better chance to hone your negotiating skills and develop your phone "personality" than you will when answering seller calls.
