While NY law definitely serves to protect tenants, it's still their choice to pay $500 or $5000 a month in rent and still their option to accept garbage duties or rent elsewhere.There has actually been conflicting case law when someone falls or gets hurt outside a house in NYC whether the tenant or the landlord is responsible.

For one I would not accept the pay cut from him instead pay him full commission as if he was any other agent, but at the same time expect him to fulfill all the duties any other agent would do and hold him accountable to it.
