I definitely see the benefit in having an awesome PM service I’m just realizing I may have made the wrong choice.

I suspect more of us are housing them than we realize when friends and family sneak in unnoticed.  

You have to realize that owners (and any potential buyers) of commercial properties are generally investors, they know more about RE, valuations, etc than you do.

I’d like to start with private money as I have a lot of friends who have done well for themselves as well as family that may be willing to help.I’ve realized the power of bringing in capital since day 1 and knew if I want to achieve my goals I would need to do it.

I then realized in a few months that 1-40 unit deals had horrible pricing because all the amateurs were involved and the ones that looked good from a per unit price prospective were under 80% occupied and had ISSUES.

I believe in my original post I actually asked for recommendations on alternatives to NNN.3) As @Bill F. mentioned in his response, I now realize my original post may have been misleading regarding timeline (sorry about that!).

The reason I suggest this is that most companies don't even realize where they can make vast improvements because the work has become so routine.  

I'm 19, I currently reside in Washington State, dropped out of college, I was studying computer science but then realized it just was not for me and found myself not knowing what I wanted to do for a career.

Given the volume of threads on private Realtor social media groups that consist of "omg I didn't realize until the 11th hour that the buyer's commission was only 1.5%!

Hi All, thanks for the feedback, I realized that more than leasing fee a PM company should be really top notch in other services - such as handling tenants , sense of urgency in times of repairs, ability to interview/vet tenants, above all ability to lower operational costs, have a good network of vendors/contractors who can fix repairs for lower costs, who can ping point whether a issue was caused by tenant or not.
