Newbie in Wholesaling

Hello!

This is the first post I have done on bigger pockets and just want to give a background of who I am before I get into my questions. I'm 19, I currently reside in Washington State, dropped out of college, I was studying computer science but then realized it just was not for me and found myself not knowing what I wanted to do for a career. After a discussion with my mom, I found out about bigger pockets and wanted to see if I can somehow get in the game with barely any cash. I found out about the wholesaling strategy as a means to fund future real estate deals and ever since I've been listening to podcasts related to wholesaling, I even bought some books to educate myself even further into real estate investing. In high school, this is something that I always wanted to get into but thought I would never touch real estate after I graduate and get a tech job. Real estate investing is fascinating to me and I want to get started by writing and asking questions in the forums.


So, after learning a little bit about me here are a few of my questions,

1. How do you setup or get the contract when you have found a motivated seller?

2. Is wholesaling a good strategy?

3. How do you find motivated sellers and buyers?

4. Any advice or tips for starting? I know the basics of wholesaling but want to know more and hopefully connect with some like-minded people here on the forums! Any response is greatly appreciated!!!
