I have installed floors, wired fixtures, mixed and poured concrete, installed roofing material, cut tile, installed siding and more. 

Renovated first and second floors in first year, updating as needed.What made you interested in investing in this type of deal?

Are these like 6 squatters who pay $500 each to sleep on the floors of vacated houses? 

Does anybody have any idea or estimate, as to how much a three story walk up fire escape would be for a building in Brooklyn , New York ?

The cubic foot limit is an interesting one as you could have a pretty dramatic effect on that quantity by manipulating floor to floor heights and roof pitches, seems as though it would encourage more cramped spaces to get the building in under the limit. 

(E)The requirements of Subsection (D) of this section do not apply if:(1)before March 31, 2014:(a)a building permit for the dwelling unit was issued; or(b)the use was established; and(2)after March 31, 2014:(a)the gross floor area does not increase more than 69 square feet, except to complete construction authorized before March 31, 2014 or to comply with the American with Disabilities Act, or(b)any interior remodel that requires a building permit does not result in additional sleeping rooms.

I’ve always heard to do floors last in a flip because when you do them first, you risk damaging them and wasting the money you just put into it.

Capex budget should include roof 25 year life span. floors 10 year life span, appliances and hot water heater 12 years, hvac 20 years, bath and kitchen remodel 15-20 years.

The house is generally in very good condition mechanically (newer boiler and on demand hot water heater, PEX supply plumbing, new outlets, switches, light fixtures, updated electrical panel with breakers, fresh flooring, fresh paint, etc).

Land clearing, exterior/interior paint, flooring, appliances, kitchen remodel, and some masonry work.
