The major problem with anything for sale in Los Angeles is Los Angeles Rent Control where you can't increase rents more than 3% and if you want to terminate a tenant you have to pay your tenant a relocation fee of something like $18,000.

When i first relocated stayed at Extended Stay (Hotel) and noticed nextdoor was literally open door hosting orgies all night all weeklong; obviously quiet enjoyment was null til got out of there as the hotel was apparently okay with it as the steady line of visitors to the room didnt stay all night maybe just an hour at most each!

the only reason I could see that is if they had a better place to take their equity or other reasons like relocation etc.. but if its your standard mom and pop that their employment has not changed kids in same schools etc I think those people dont just willy nilly panic and sell.Now INVESTORS thats a completely different kettle of fish..
