I am relocating to New Bedford, Massachusetts and had a couple questions about multifamily units on Clark's Point near Hazelwood park which we would house hack.

In SoCal we relocate laundry to indoors on almost every flip.

I am on my 2nd house hack, the 1st being in Nashville TN where I relocated from, and am just looking to meet other bigger pockets members in the area! 

The major problem with anything for sale in Los Angeles is Los Angeles Rent Control where you can't increase rents more than 3% and if you want to terminate a tenant you have to pay your tenant a relocation fee of something like $18,000.

It is about future replacement jobs.What conditions are necessary to attract new companies to relocate to a city?

I just helped a BiggerPockets investor close on 3 homes in that area and he feels announcements like this "de-risk" his investments, as he says.This is just one of many announcements about companies moving to or expanding in the Valley (which is what we call the Phoenix Metro area...but you know this if you watched the Suns get ever-so-close in the NBA Finals).CoStar.com just reported this on the Metro Phoenix market:Job growth is expected to continue at a healthy pace based on the number of [office and industrial] tenants looking to relocate and expand and who are actively searching for space in the market.

When i first relocated stayed at Extended Stay (Hotel) and noticed nextdoor was literally open door hosting orgies all night all weeklong; obviously quiet enjoyment was null til got out of there as the hotel was apparently okay with it as the steady line of visitors to the room didnt stay all night maybe just an hour at most each!

The unemployment rate in "Perfection" is 0%, because job loss could present a R.E. problem to solve, and matter of fact nobody ever goes anywhere for a job change, EVER, because relocation could present a R.E. problem to solve. 

@Kevin NorgaardI would be shocked if a builder in todays environment would allow someone to walk.Just tell them you relocated out of state and will have a representative at the walkthrough

the only reason I could see that is if they had a better place to take their equity or other reasons like relocation etc.. but if its your standard mom and pop that their employment has not changed kids in same schools  etc I think those people dont just willy nilly panic and sell.Now INVESTORS thats a completely different kettle of fish..
