Sure, occasionally I still run into a tenant that goes bad and I need to deal with it, but it is nobodies fault but mine when that happens.To answer your question, though, I don't know UT laws, but I would be shocked if you did NOT have to legally evict her if she doesn't leave voluntarily.

@Harmon Raef we get around 85% of our bookings off Airbnb, a few off VRBO and the occasional furnished finder but not much from them at all.

You can do better than that occasionally and there are lots of creative ways to find super deals, but the numbers I am quoting are easy enough to find in some areas with fairly straight forward, standard deals.

Don't forget local laws too, even a homeowner can occasionally get pinged if you get into too much renovation...Short sales are a whole different world... you will basically be chasing court records (google your local court house) and locating court filings.

Although I occasionally buy their hand tools for stuff I don't need much, and with a lifetime warranty I just get it replaced with no questions asked.If you get the Contractor credit card, be prepared to get a call from the account rep every 3 months asking if you need something.

At about 77th St South and northeast towards Roebuck Springs you will start to see a noticeable change for the better.A little further north of East Lake is Roebuck, which is a better area but still modest enough to offer the occasional 50k or less house.
