This property is 5 minutes away from a major university.

The city is undergoing major investment and revitalization efforts in all parts of the city.

There would have likely been a public notice of some sort as well if a major change was going to be made.

After a fair amount of research I wasn't able to find much on them, does anyone currently utilize the system and have there been any issues with the court accepting the receipts as proof of mailings? 

The property seems to score really high on all other location fronts, Walkable, trails near by, its 20 mins from all major attractions in the GA metro area.

We are still renovating and fixing some issues along the way, but this definitely gives me a lot to think about and to work with.

Also, thinking outside of the box can help avoid issues. 

I was on the board of my HOA and the property manager did some of those things on the list but also primarily forwarded us emails and issues to solve.

From the looks of your investments, you have made bad choices or overestimated the metrics so the issue is on the buy side, not the rent or sell side.You are off to a good start in acquiring, but you haven't met your own expectations on either deal which either means you are trusting the wrong people or overestimating your abilities this early.
