Self-employment to qualify for a Solo 401(k) does not need to be significant, just legitimate and something you will continue doing for some time.A self-directed plan cannot be used to capitalize your own rental business.

Hi I live in the Monterey area and can drive by to see if they have a legitimate office in the area and send you pictures and even drive by the property to make sure it is indeed vacant and not already rented out.

Only Caveat with this is you have to make sure the person behind the contract is legitimate and honest and has your best interest along with the other parties involved in the transaction.

If you had no ownership interest, you wouldn't actually be transferring anything to the buyer with a QCD (which I suppose was your point in a way).But they do have legitimate uses.
