What is the difference between a quitclaim deed and a warranty deed? If I had a seller who has a QD, would the closing process be a little more complex?

Quit Claim Deeds are where someone is selling 'Their ownership in something, even if they don't own it'. I can sell you a Quit Claim Deed on the Brooklyn Bridge if you're gullable enough to buy it. So be extremely careful in buying anything with a Quit Claim Deed.
