Renting sight unseen; how can we protect ourselves?

We're currently undergoing an application process with a landlord who seems eager to accept us. We found this house through Trulia and we're currently in another country. How do we make sure this person is legit and not an internet scammer before we hand over a hefty deposit? Thanks.

@Julia W. check on the property appraisers office to make sure that this is in fact the owner of the property. Of maybe @Charles Cruz could drive by the property and or check out this person. Check on social media too. There are way too many people out there doing scams all the time. Due diligence is important.
