I just recently relocated to Cincinnati myself, but from what I can see we are pretty fortunate as OH is a great area to invest in. 

I am interested in starting my real estate journey with wholesaling and I want to expand to rental properties and then to becoming a personal finance option for less fortunate families to be able to afford to purchase a home.

I just recently attended a 3 day training through fortune builders here in Denver.

I was fortunate enough to have a friend who wanted the best for me.Going forward into my 2nd property my mindset is quite different.

However, in my market if I can get 2 to even show up to bid the job I feel fortunate.  

I am asking for opinions as to what you would do in order to solidify the family fortune.

because I am in this game to make money and not feed those less fortunate. the law says I don't have to and every time HOA will claim I do have to ...we will meet in court.

@Jessica FarrYou are most fortunate to have a grandfather who has been a successful investor at the level you described here.If anybody knows how to succeed in this business, he does. 

Maybe it has a pink toilet and tub in the master bathroom ... maybe the work triangle in the kitchen is super long, find some flaw in the house that can be addressed slowly over time without spending a fortune (or a set of flaws, even better).
