I have done flooring, tile patios, hot water heaters, masonry work, molding and concrete work on personal projects so I know some about cost of repairs and timelines of projects (Always over on both from my experience).

It seems like Sellers Attorney is trading space for time and there there has to be a reason for it.

My focus is retail and office space.

I am NOT going to buy custom blinds for this house so my two options are 1. install three standard sized blinds in the window to fill the window space OR 2. install a long heavy duty curtain rod and either put up some neutral (cheap) curtains or allow the renter to put up their own curtains. 

It is Far infrared carbon fiber that heats from under the floor. 

When I toured, a few things I noticed: Blocks, which presumably were used to support the exterior walls, are fallen to the ground.Jack posts had sunk into the dirt floor in spots, and were not supporting floor joists. 

We got an AMAZING deal on a house, had like 5" of standing water in the crawl space, all because the power was off, so the subpump wasn't working.. once we turned it on, majority of the water cleared out!   

I’m still new to this and think the floors can wait, thoughts?

In 11 years I once had a week long vacancy between tenants but the previous Tennants stayed 8 years and I replaced all flooring, appliances and paint.
