I am already at a disadvantage not being in the same state as I don't have the luxury of having a relationship with a local broker and being able to get in my car and see the property super easily.Yes, we qualify, in fact I could have bought at least the last property in cash.

You might be able to get your Realtor to do that - for a fee at first (maybe applicable toward closing costs/brokers fees when you actually close on the deal), maybe even for free once you have a relationship with them and have bought a property or 2 or 4 proving you actually do make moves and they're not spinning their wheels to do a video walk-through for you.

They will ask for rent rolls and monthly NOI reports all the time, usually.That is why you will probably want to stick to a smaller bank who is more relationship oriented.
