Update:Had a local company clean out the drain enough that we can actually use it (carefully).

The worst thing you want happen is a tenant moving out forcefully and retaliating like pouring concrete down the drain or punching holes in the walls. 

Why don’t you just flush $800,000 down the drain and buy a property that rents for $2,000/mo?

I may not specially state you cannot pour concrete down the drain.

All tenants expect to pay market rent and receive annual rent increases Your good tenant discount is simply flushing profits down the drain.

They create condensate and that has to be dumped somehow, so the interior wall one was a pain because the installers created a little pump scenario that would pump it out every so often (like a sump pump but smaller) and it would have been better if they figured something else out like a drain tube down the wall into the crawl space and out, or something like that.  

PDX is very unique in its land use laws etc.. thereby allowing for a very vigorous building industry.. we normally built 12k new housing units a year.. in o9 we built 700 there is a huge pent up demand for new construction in all asset class's..Orygun even though its a funky place is the NUMBER one in migration state in the entire US.. seems pretty weird but it is... combination of CA folks fleeing... white collar brain drain. 

This was awesome info.I may opt to put a floor drain right below the dishwasher to mitigate any potential leaks since it sits over crawlspace.

That has drained some people out of the forums.There is also a cycle that occurs. 

I assume you manage it yourself.Is it worth spending $35,000 to rid yourself of a $200/mo drain plus aggravation?
