Getting Tenants out Before you can Live In It
Hey Guys, I’m looking to get some feedback from people that have experience with buying duplex, triplex or quadplex and having to get tenants out.
All the deals I’m looking at all need work and the sellers won’t get the tenants out.
I’m in NJ.

@Richard Phillip Lewis - Your best option would be cash for keys. Build that into your "start up costs." Unfortunately the Northeast states are a lot more tenant friendly than most other states so going the eviction route will probably take 2-3 months at minimum. Better yet, see if you can build in seller credits into the offer and use those funds to cash for keys the tenants.
Just for your information, I've gotten most of my deals from properties with tenant/management issues. I actually prefer taking on a building in good condition with tenant issues rather than a building that needs work vacant. I've had success working with the current tenants and getting the rents close to market.
